Gai Waterhouse has paid a whopping $7.3 million for a house backing onto Randwick Racecourse.
The sale marks the highest price ever paid for a property in Kensington, eclipsing the previous record of $7.2 million, according to realestate.com.au.
The 66-year-old horse trainer's new freestanding Victorian home features stables with eight horseboxes.

The house itself is situated on a 613 square metre block and boasts four bedrooms with two bathrooms.
The previous owner, horse trainer David Hayes, bought the property in 1989 for $610,000.
The bidding opened at $4 million, with Waterhouse competing against Racing NSW CEO Peter V’landys during the auction.

However Waterhouse came out on top, adding to her portfolio that already includes the properties on either side of her new acquisition.
The purchase comes after Gai got candid about her fraught relationship with her famous father on Anh's Brush with Fame on Tuesday.
The racing royalty revealed how she's haunted by a furious row with dad Tommy 'TJ' Smith just before he had a fatal stroke while chatting with Anh Do for his ABC series.

Waterhouse revealed how the pair clashed bitterly in Sydney 23 years ago when he criticised her training technique.
But just a few days after the fight, Mr Smith had a stroke and never recovered, forcing his family to make the heartbreaking decision to switch off his life support system.
'Until someone loses their father and mother, we have no comprehension of how devastating it is,' she admitted.
'My father and I came to blows on the Saturday at Rosehill races. 'He said, "you'd make a man sick - you can't train these two year olds."

'And I said, "Oh you just break them down." He said, "Well, I've won six Golden Slippers..."
'I stormed off, all hot under the collar, as I used to be with him.'
On Tuesday, he suffered a stroke and he died on the Wednesday.
Mr Smith trained two Melbourne Cups, four Caulfield Cups, seven W. S. Cox Plates, six Golden Slippers, and 35 derby winners among 246 Group One winners over a career spanning decades.
Ms Waterhouse has trained a Melbourne Cup winner and more than 140 Group One winners, as well as also training horses for Queen Elizabeth II.
